Before the temperatures drop, a few simple steps can prevent you from dealing with a no-heat emergency on the coldest night of the year.

  • Replace your air filter. A clogged filter starves the furnace of airflow, causing it to overheat and short-cycle. Check it monthly and replace every 1–3 months.
  • Clear the area around the furnace. Keep at least 3 feet of clear space and make sure nothing is stored on top of or leaning against the unit.
  • Check your vents and registers. Make sure all supply and return vents are open and not blocked by furniture, rugs, or boxes.
  • Test your thermostat. Switch it to heat and verify the system kicks on. If it doesn't, check the batteries and circuit breaker first before calling.
  • Schedule a tune-up. A professional fall tune-up catches problems early — worn parts, gas pressure issues, cracked heat exchangers — before they become emergencies.

Getting Your A/C Ready for Summer

Spring Maintenance Checklist

A little spring prep goes a long way in avoiding mid-summer A/C breakdowns. Here's what to check before the heat arrives:

  • Clean the outdoor unit. Clear away leaves, grass clippings, and debris from around the condenser. Gently hose down the coil fins from the inside out if accessible, or have a pro do it during a tune-up.
  • Replace the air filter. This is the single easiest thing you can do for your system's efficiency and lifespan.
  • Check your condensate drain line. A clogged drain line will cause water to back up and can shut the system off or cause damage. Pour a cup of diluted bleach down the drain line to prevent algae buildup.
  • Test the system before you need it. Run the A/C on a mild day and make sure it's blowing cold air. If it takes forever to cool or runs constantly without getting cool, have it inspected.
  • Check refrigerant signs. Ice forming on the refrigerant lines or poor cooling with the fan running are signs of a refrigerant issue — call a pro.

5 Signs Your Water Heater Is Failing (Don't Ignore These)

Water heaters fail quietly — until they don't. Watch for these warning signs before it becomes an emergency flood in your basement:

  • Rust-colored or discolored water. If the hot water from your taps looks rusty or brownish, your tank may be corroding from the inside. This usually means replacement is near.
  • Rumbling or popping noises. Sediment builds up on the bottom of the tank over time. When water heats under that sediment, you'll hear rumbling or popping. This reduces efficiency and can damage the tank.
  • Water pooling around the base. Any leaking around the tank itself (not from fittings or pipes) is a sign the tank is failing. Don't ignore this — a tank failure can cause serious water damage.
  • Inconsistent or insufficient hot water. If you're running out of hot water faster than usual, or it never seems to get as hot as it used to, the heating element or thermostat may be failing.
  • The unit is over 10 years old. Most tank water heaters last 8–12 years. If yours is getting up there, a proactive replacement is far easier than an emergency one.

You don't need a brand-new system to see real savings on your energy bills. These tips make a noticeable difference:

  • Use a programmable or smart thermostat. Dropping the temperature 7–10°F for 8 hours a day (while you're at work or sleeping) can save up to 10% per year on heating and cooling. Smart thermostats learn your schedule and do this automatically.
  • Seal air leaks. Drafts around doors, windows, and outlets in exterior walls are often bigger contributors to energy loss than a slightly inefficient furnace. Weatherstripping and caulk are cheap and effective.
  • Keep filters clean. A dirty filter forces your system to work harder, burning more energy for the same result. Set a monthly reminder to check yours.
  • Don't block vents. Furniture, rugs, and drapes covering supply or return registers create pressure imbalances and hot/cold spots. Keep them clear.
  • Service your system annually. A properly tuned system runs more efficiently. The savings from a tune-up often offset its cost in the first year.
